Vapor barrier and underbelly repair

A torn underbelly lets in moisture, pests and humid air. In Southwest Florida, that adds up fast.

The underbelly (also called the bottom board) is the protective sheet stretched across the bottom of a mobile home, holding insulation in place and keeping out moisture and pests. A ground vapor barrier is plastic sheeting laid on the soil under the home to cut down on moisture rising from the ground. Both take a beating in Florida's humidity.

What are the signs of underbelly damage?

  • Torn, sagging or hanging bottom board
  • Insulation falling out under the home
  • Musty smells or mold inside
  • Soft floors near plumbing
  • Signs of rodents or other pests
  • Higher cooling bills

What causes damage?

  • Plumbing leaks soaking insulation and bottom board.
  • Animals tearing in to nest.
  • Storms and floodwater under the home.
  • Previous repairs that left openings unsealed.

What does repair involve?

The technician finds and fixes the source of any leak, removes wet insulation, replaces damaged sections of bottom board, seals seams and openings, and may lay or replace a ground vapor barrier. Underbelly work is often paired with plumbing repairs and pier checks since the technician is already under the home.

What affects the cost?

  • Area damaged. Patches versus full sections.
  • Insulation replacement.
  • Leak repairs found along the way.
  • Access under the home.

Prices come from the repair company after they've looked at the home. We don't quote prices ourselves, and a phone estimate is only a starting point.

Common questions

Why is insulation hanging under my mobile home?

Usually the bottom board is torn or a plumbing leak has soaked the insulation. Have it repaired before moisture damages the floor.

Does a vapor barrier help in Florida?

A ground vapor barrier reduces moisture rising from the soil under the home, which can help with humidity, mold and floor damage.
